Shreyas "JR" Patel
Founder
Shreyas "JR" Patel, is the Founder of SPACE self storage. Established in 2021, SPACE invests in and develops storage facilities across the U.S. building lasting value while also investing in local communities. Today, Patel also serves as the President and CEO of Pii Capital, an investment platform founded in 2020 with 30+ years of successful development and growth in the commercial real estate industry whose portfolio of businesses include Helix Hospitality, Five Properties, and SPACE Self Storage. His successes earned him a spot in Crain's 2019 Chicago Notable Entrepreneurs list. Outside of Pii Capital, Patel serves as a board member for the DePaul University School of Hospitality Leadership, co-chairs the Academic Program sub-committee, is a regular contributor to trade publications, and serves on the Owner Committee of the AHLA (American Hotel and Lodging Association).
Hussain Waseem
Director of Investments
Hussain Waseem is the Director of Investment & Business Development for Pii Capital and SPACE Self Storage. Hussain is responsible for the end-to-end management of the development and acquisition pipeline for the companies. In his previous roles, he has spent over a decade in commercial real estate investment sales and advisory, municipal debt consulting, and CRE Debt advisory for some of the largest firms in their respective fields. Hussain has also helped spearhead efforts for multinational corporations as a for-hire enterprise-level financial modeling professional. Hussain holds a BA from the University of Illinois at Chicago, with concentrations in Finance and Economics; additionally, he also holds an MBA from DePaul University with concentrations in Finance and Real Estate Investment.
